Terms of Service

This Agreement covers Solvia Properties LLC and all DBAs, including Solvia Homes, Solvia Funding,

and Solvia Commercial, and applies to solviahomes.com, solviaproperties.com, solviafunding.com, and solviacommercial.com.


1. Acceptance of Terms

By using our websites or services, you agree to these Terms and

our Privacy Policy. If you do not agree, do not use our services.


2. Who We Are

Solvia Properties LLC, operating as Solvia Homes, Solvia Funding, and Solvia Commercial

(“we”, “us”, “our”), provides real estate investment, acquisition, seller-finance, funding,

and marketing services for investors, buyers, sellers, and agents. Services include

(but are not limited to):Acquisition and marketing of residential and commercial

properties Seller finance and subject-to investment deals Access to VIP Buyer Lists

Funding solutions (EMD, double-close, transactional funding)

Investor and agent partnerships


3. Membership, Registration, and Use

Some services (such as access to VIP Buyer Lists or funding requests)

require registration and approval. By submitting your information,

you represent it is true, accurate, and complete. You agree we may

contact you by phone, text, or email about property opportunities,

funding, and related services. You may opt out at any time by written request

or using unsubscribe links.


4. Property and Funding Disclosures

Not a Brokerage: Solvia Properties LLC and its DBAs do not represent buyers or sellers as real estate brokers or agents unless specifically stated.

No Agency: No agency, partnership, joint venture, or employment relationship is created between users and Solvia by use of the site or services.

Funding Services: Any funding (EMD, double-close, or transactional) is subject to approval, documentation, and due diligence.

Fees and repayment terms are disclosed before each transaction. Failure to close may result in loss of fees and/or late charges as

specified in your funding agreement. You personally guarantee repayment of all amounts due.

Properties Sold As-Is: All properties are sold or assigned “as-is, where-is, with all faults.” It is your responsibility to perform

your own due diligence prior to purchase, including property inspection and verifying title and liens.

No Guarantee of Closing: Availability of deals and funding is subject to change or withdrawal at any time. We are not

responsible for failed closings, title issues, or changes in market conditions.

4A. Property Ownership & Assignment Disclosure

Solvia Properties LLC, including all DBAs (Solvia Homes, Solvia Funding, Solvia Commercial), does not own or hold legal title to most properties listed or marketed on our websites. Our company’s role is typically as a contract holder or equitable interest holder, and our offers involve the assignment of purchase and sale agreements, option agreements, or other assignable real estate contracts. We are selling or assigning our contractual interest in the property—not the property itself. Any sale or closing is subject to successful assignment and the consent of all parties. Buyers are responsible for their own due diligence regarding title, condition, and the assignability of contracts.


5. Fees, Payments, and No Refunds

All fees (including application fees, deposits, membership fees, and funding/transactional fees)

are non-refundable unless required by law. By submitting payment, you agree to these terms.

If you are approved for buyer/funding membership, you agree to follow all written

instructions and provide timely documents when requested.


6. User Conduct

You agree you will NOT:

Provide false information, misrepresent your identity, or act on behalf of another party without consent

Use automated bots or scraping tools Attempt to gain unauthorized access to our website or systems

Harass, threaten, or defraud our team or other users


7. Intellectual Property

All content, images, listings, materials, and site code are the property of Solvia Properties LLC

or its content suppliers. You may not copy, use, or distribute our materials without written permission.


8. Limitation of Liability

To the fullest extent permitted by law, Solvia Properties LLC and its DBAs, partners, and staff disclaim all warranties.

We are not liable for any loss, damage, delay, lost profits, or claims arising from your use of our services or the purchase/sale/funding

of any property. Our liability is limited to amounts actually paid to us for the specific service giving rise to the claim.


9. Indemnification

You agree to indemnify and hold Solvia Properties LLC, its DBAs, employees, and partners harmless against any

claims, damages, losses, or expenses (including attorney’s fees) resulting from your use of our websites or services, violation of these

Terms, or violation of any law.


10. Governing Law

These Terms are governed by the laws of the State in which Solvia Properties LLC is registered.

Any disputes will be resolved by binding arbitration or in a court of competent jurisdiction in that state.


11. Changes to Terms

We may update these Terms at any time. Your continued use of our websites and services

after changes are posted is your acceptance of those changes.
